The Booking

This booking is subject to the following Booking Conditions. Confirmation of the booking is acknowledgement of a binding agreement between the Guest and Vernon Business Solutions - Five Kings Cottage (the Owner) of the property. Please read carefully.

Declaration & Agreement

I hereby acknowledge that I am the guest named on the Booking Form and I have read and I understand the following booking conditions as evidenced by the insertion of my ticked agreement or by accepting the StayZ.com agreement and that all information provided by me herein is true and correct. I further agree that the stated conditions will apply to this booking in accordance with Five Kings Cottage Booking Conditions and I agree to be held responsible for any and all charges due and payable on this booking, including the cost of any damages incurred buy me or my party. I declare that I am over the age of 18 years.

Deposit

A minimum deposit of up to 50% of the total rate (as specified) is required to confirm a booking. The booking will be confirmed in writing within 7 days of receipt of the deposit. If the booking is made 28 days or less before commencement of the holiday, the full rate is required to effect confirmation. If the booking is made 28 days or less before commencement of the holiday the deposit is non-refundable.

Final Payment

Full and final payment for the holiday booking is required at least 28 days prior to the commencement of the holiday. If the outstanding balance has not been received by the due date, the Owner and/or the Booking Agent reserve the right to cancel the booking without notice and the guest will forfeit the deposit.

Size Of Party

The number of guests occupying the property for the holiday must not exceed the number specified on the Booking Form. If for any reason there is a change to the number of guests occupying the property or the number of beds required, the owner or booking agent must be informed immediately. If approval is given for an increase in the number of guests or beds, an additional charge will be payable for each extra guest or bed. Guests are not permitted to host parties or functions of any kind while staying at the holiday property.

Behaviour/Damage

Guests are obliged to behave in a manner that does not cause any damage to the property, offence to neighbours or additional charges to the Owner or the Booking Agent. Complaints of excessive noise or unsociable behaviour by guests is a breach of the Booking Conditions and may result in eviction from the property and forfeiture of payment. Expenses incurred as a result of guest behaviour or damage, however caused, may be reported to Five Kings Insurer and result in legal action by the insurer against the guest.

Vehicle Speed

For the safety of local neighbours, guests and wildlife, upon entering Currinup Road vehicles must drive to the property at a speed no greater than 35kph. Once at the property vehicle must drive at a speed no greater than 15kph.

Check-In / Check-Out Times

Unless arranged in advance with the owner or Booking Agent, Check-In Time is 3 PM and Check-Out Time is 10 AM. During the low season and for mid-week bookings, these times can very often be flexible. All requests for varying check in/out times will be accommodated wherever possible. Late departure without prior approval may result in additional charges.

Key Collection

Keys will be made available upon arrival at holiday destination. See final documents for details.

Linen & Towels

Unless otherwise stated the accommodation includes the supply of all linen and towels for the specified number of guests & beds. This includes pillows, continental quilts or doonas, bed sheets, bath towels & bath mats, and tea towels. The supply of bed linen and bath towels is always included in the price. Beach towels are not included. Personal linen and towels belonging to the property owner is not available for use by guests.

Dogs & Pets

Five Kings Cottage property is blessed by an abundance of wildlife including a variety of wrens, parrots, cockatoos, quolls, bandicoots and kangaroos a number of these animals are protected species and for this reason we do not allow dogs and other domestic pets on the property as we wish to keep the wildlife safe for all to enjoy.

Cancellations & Insurance

Where written notification of a cancellation is received no less than 28 days in advance of the holiday, consideration may be given to allow the guest to transfer the booking to another date, less transfer fee of $50. Where written notification of a cancellation is received less than 28 days in advance of the holiday, the guest shall be liable for payment of the full rental whether or not occupation of the holiday house occurs. The deposit is non-refundable and non-transferrable to another date. Guests are strongly advised to take out comprehensive holiday & travel insurance to cater for any unforeseen circumstances.

Liability

In consideration that the owners use all reasonable endeavours to ensure accuracy of information and quality of facilities, no liability is accepted for any claim as a result of problems that occur at the property, or for any loss or personal injury or illness, however caused, while guests occupy the property.

Unused Services

Where the clients chooses to cut short their stay or reduce the number of guests in the booking, a refund, credit or transfer is not available for any unused portion of the booking. Transfer of any part of the booking to another party is not permited without prior approval of the owner.

Discount Vouchers, Seniors Card and Promotions

Discounts and discount vouchers are only offered through Five Kings Cottage website and cannot be supported through third party websites. Five Kings must be notified at the time of making a tentative booking, prior to confirmation regarding the intended use of any discount or voucher. Vouchers may not be used in conjunction with other specials or discounts.

National Seniors Card discounts must be proved at commencement of stay by showing card and supporting identification. Failure to meet these conditions will result in reduction of security deposit to the value of the discount claimed.

The promotion is valid for the time stated in the promotion, the life of the business or five (5 years) whichever comes first. The owners of Five Kings Cottage reserve the right to amend any promotion as they see fit.

Lost Property

The owners do not accept liability for finding or returning lost property. It is the responsibility of guests to check before departure that personal belongings have not been left in the house. A minimum charge plus the cost of retrieval, post and packaging (paid in advance by credit card) will apply if any lost property is to be returned to guests.

Guest Responsibility

Guests are expected to look after and take all reasonable care of the property and all the furnishings and equipment included in the property and to observe the “No Smoking Inside” requirement for the duration of the holiday.

During the high fire season smoking outside of the cottage is only permitted in designated areas. All cigarette butts must be disposed of in one of the designated receptacles.

Fish cleaning is not permitted within the Five Kings property.

All waste must be deposited in the bins provided. We encourage you to utilise the recycling bins where possible.

Guests are expected to be considerate to neighbouring properties and not give cause for complaint due to excessive noise or unsociable behaviour.

Any faults, damages or breakages must be reported to the Booking Agent or a representative of the booking agent as soon as possible. Guests will be liable for any breakages or damages caused to the property during the guest's holiday occupation and all costs of repair and replacement shall be payable upon demand to the owner/Booking Agent.

Guests must return any furniture that has been moved to its original position. No furniture or equipment for use inside the property is to be moved outside.

It is the responsibility of the guests to ensure that all doors and windows are securely locked and that the property is left in a clean and tidy state at the end of the holiday. This means that guests must wash & put away crockery, glassware & cooking utensils; remove all foodstuff from the refrigerator; thoroughly clean the oven and barbecue if used; properly dispose of rubbish in bins provided; and sweep up excess dirt and sand on the floors.

In the event that cleaning of the house exceeds the cleaning time allowance specified of 3 hours, the guest will be charged for the cost of excess cleaning at the specified hourly rate of $50 per hour and this amount will be deducted from the security bond or from the authorized credit card.

Payment Security

Secure SSL means that when you enter your credit card number into our secure order form and press the purchase button, your information goes through a secure encryption process.

This prevents any person on the Internet from seeing any information you submit. Your payment is authorized without human intervention.
